I was just wondering when is the best time to mail to the PR/heirs of the deceased. I have access to a service that posts all the court cases, and I can pull up all of the estates filed at the courthouse. It’s very nice and lists all of the PR/heirs of the deceased, but my question is how long after the person dies is the estate usually filed?? Is it too late to send out letters after the estate is filed, or should I be trying to get to them sooner??
you won’t be able to get an estate until it’s filled anyway.
So you’re gonna have to wait till it makes to the courthouse.
remember to be consistent and mail several letters to the same addressee.
when the probate is filed you can see what will be sold. When you check the obituaries, you don’t know whether anything will be on sale. The guy might have had a will, so everything will have to be distributed according to it
Okay, you say that you can see what needs to be sold. How do I find this? Do I need to go to the courthouse and view the actual paperwork?? The service I was referring to doesn’t tell if there is anything that needs to be sold, so how do I find that out?? Thanks
Even if the person dies without a will, the creditors would still like to get paid. All valuables (real estate, car, boat etc) will have to be filed and sold. You can find the list of items to be sold in the courthouse. This however will take time. What you can do is to send your marketing letter to those who filed, just skip those who have small probate as their amount is less than certain amount (If i am not mistaken, less than 25k).
