Is anyone aware of any loans based on equity of the commerical property?
Depends on how you define equity. I recently obtained a loan for a piece of land where I had already paid for the blueprints, site planning, appraisal, title work, etc. and they used that as my equity and loaned me 100% of the purchase price.
