I am thinking about selling my re-hab prior to construction with a full set of plans etc. How can I establish my asking price for the project? The two units will be worth 1.6 million when it is complete, and the construction budget is 425k. I owe approx 610k on the property. I was thinking 800k. The new owner/contractor will be in it at approx. 1.275, and will make 325k before commision. Also do you list a property like this through the MLS, or is there a beter way to find an investor? I have found another project that has more appeal, and I would like to get out of this one. The planning process alone in San Francisco took us 10 months before we had permits. It will be a two unit building when finished.
