Empty houses? What steps do I take to get them to a buyer for a fee?

I know of this house in a great neighborhood right now but its abandoned and i cant get in contact with the owner, and i called the county and its up to date on its taxes, but i dont know where to go from there. I just have the owners name and when I sent him a letter to his other address listed with the county, the letter was returned. What do I do now?

Also, I live in a townhouse complex and its fairly new like they were built 5 years ago and I know that there are at least 2 houses in foreclosure and maybe 2 abandoned/ppl never moved in, and they are worth 200K, how do I turn these into wholesale deals?

Find out who paid the taxes? Was it the owner or is the taxes escrowed? Also, try sending your letter with “PLEASE FORWARD, ADDRESS CORRECTION REQUESTED” written below their address. When you get the letter returned it should have the forwarding address. You could also do an address lookup on the internet.

Other than that, even if the home is abandoned but the taxes are paid, there is really nothing you can do to get the property without the property owner being involved.

The key is to find a viable address and/or phone number.

You can pay a small fee to run a skip trace service to locate the owners contact info. You can also see if the surrounding neighbors know the owners contact info and how to reach them.

As far as the vacant town homes near where you live the easiest way to find out if you can wholesale deals is to run comps comparable to the properties that’s in question. This search should give you a better idea.
