Jackson is the state capital of one of the poorer states in the nation. That said, there are some nicer areas in the city and also areas that are the " 'hood"…
My daughter did a summer internship over there part of last summer and I drove over to visit her. It seems that with some work, you might be able to get some deals there. Real estate is not too pricey.
