guys, i have been a lot of this lately

I see a house on MLS listing
-
I call my realtor and setup an appoint to go see the house
-
I make an offer and let my realtor know how much i want to pay
-
The realtor prepares a contract, emails me the document
-
I print , initial , sign , scan the document and email it back
If i don’t get the house, above steps repeat for another property
My question is if there is way to do steps 4 and 5 smartly, meaning my realtor emails me a PDF version where i can electronically initial each page and do an e-signature on the last page and email the document back.
I cannot believe anybody has not thought about that already or if my realtor is old school
What do you guys think?
