I was wondering how some of you stay on top of your drip campaigns. With different people in different phases of the campaign I find it hard to keep track of. I’m not looking for a program, I really think most of it could be well organized with outlook. But was wondering what others do and how to keep track.
In the past I did it with Outlook and excel. My list was kept in excel and I would name them and set up reminders in outlook. Now it does not do the work. When the reminder came up I would go ahead and place the post card in que for to be mailed if its a large mailing.
For small mailings I have campaigns that I use with greeting cards. They are mailed based on set time I tell it too. I set up reminders before and after each run.
In my experience, Drip campaigns are where you slowly drip information to the potential clients. For example, when using ACT! or any CRM a timetable is scheduled for follow-up Calls and emails/mailings.
Generally, the first would be a call then a few days later an email, then another call in 5 days followed by another email a few days later…
Here is an example of a drip campagin for follow up.
After I meet with a seller I send them a thank you card along with a gift.
7 days later I call…Its the test to see if they want to chat again.
30 days after the thank you card I send a Hello Hank I was thinking about your property. Just a reminder that we are still here to buy if you need to sell.
Now that message goes for 6 months after my 1st meeting.
Now if its a good deal we will probably throw a call or two if things are slow.
But that is my follow up as a drip.
Now after 6 months they go into every 2 month follow up. The whole idea is that they get hit by me 12 times.
Now the interesting part is when I am mailing a specific list they will also get my regular yellow post card. So it really enhances the hits. But the follow up is the interesting part. Especially when they see the picture of there home on the front of the greeting card for 18 months.
