Downtown Retail/Office Re-development Investor Needed

We are purchasing 3 buildings in historic downtown Tucker, GA, a suburb of Atlanta. We are going to add a 2nd floor to the buildings and create one building with a new “face-lift”. We will offer the units for sale as condos and lease what is not sold. Based on our conservative estimate, we should have a $2,000,000 profit before taxes.

What exactly do you want as an intial investment/what are you willing to offer to private investors? Initial investment, % ROR, equity position, what?

We are offering a membership in the LLC that will develop the property at $20,000 per membership. Each membership of $20,000 is worth a 1% ownership.
