DONT WANTERS //SUB2 SELLERS MAKE THEM CALL YOU HOW

HEY

I have a question what kinds of adds and stuff are all the sub2 buyers useing to get the dont wanters to call them ?

And would any one be willing to share there working adds for the paper ect ?

You really don’t want to have ads that look like every other investors ads.

Try to be creative you probably can use other ads as templets but try to alter them to look like something unique without being a carbon copy.

Iam not looking to copy adds but to see them so i can get a idea as to what to say and how

From seeing other adds i can then make up my own and run them

I try to make my message simple and just get it out there. The motivated sellers will quickly pick it out from the classified ads and bulletin boards and craigslist ads as they are searching for an answer.

the main ad I use is:

NEED to sell your house?
I buy houses.
(phone number or website)

It may seem oversimplified, but it works. The main thing is to just get the message out there.

I feel that highlighting the word need helps to prescreen for motivated sellers.

In my market ( phoenix ) hardly anyone has equity.
I usually will do a sub2 on the 1st and short the 2nd.

quick and easy, I’m sure we’re all looking for that magic phrase or ad line that just reels in the sellers.

Not so much the one that gets them reeled in all the time

But just to see what has worked in other places

And then play with the words and twik it some and see how it works

As we all know not all adds of or catch words work every where

Some times it can change in as little of a area as a few miles

But thank you one and all for your input here on this so i can have some things to work with and try a bit

As i have been in real estate for a very long time but have never tryed sub2 investting

So it is all new but i am willing to try new things

I, myself, use the phrase: “Need to Sell Your House?” plugged somewhere
into my marketing.
If running a newspaper ad, it’s usually the 1st line.
In my area the 1st line is always bold.
So that helps.

More importantly, though, it’s not the ad that’s going to
determine whether or not a “sub2 seller” is going to call you
Quite frankly, they don’t exist.
The deal (numbers and seller motivation), along with your
offer will determine whether or not it’s a sub2 deal.

Just a regular We Buy Houses ad will eventually draw that
motivated seller in, in order for you to show them that sub2 is
their best solution.

You can’t necessarily target sub-2 sellers unless you targeting a
specific niche for sub-2 deals that you want, such as;

Sellers who don’t have much equity
Sellers facing foreclosure, etc,etc.

However, 99% of the time, they will not call you and say “please buy
my house subject-to the existing mortgage” It happens, but only
1% of the time.

What you need to focus on is just marketing, marketing, marketing!

Get seller leads in every single day.

From there, its all about how you communicate on how you are wanting
to purchase their house via subject-to.

You create sub-2 deals, just as with any other creative transaction…

It’s what I like to call the “CREATION” method. Some like to call it dealmaking.

A person /deal is not a sub2 deal tell you make the offer to them the sellers
