don't know what to do?

A home near me, is somewhere in the foreclosure process. I live in missouri. Guy moved out 4-5 mnths ago. I really like the home(one of the nicest on the street. Needs some updating maybe 15-20 grand. I spent $19 to get online title search to find lender(owner). Not sure if I contacted the right lender though. It looks as if the last mort. was a Quit Claim deed in 03 for 180,000. Do not have good comp yet, but home could be worth over 200,000 if updated. What do I do?
Is it too late to call lender(if I know who it is, for that matter) to ask for a short sale? Is there somewhere on the internet to find out where it is in the process? I would like to get the home for 130-150 grand if possible…

You need to contact the owner. The lender can’t even talk to you without a signed authorization from the present owner.

tried to send him a letter, never responded!
what next? what do I say anyway?

If you have an address for him get the phone number from a reverse directory and call him. There is also findtheowner.com . For a fee they might find him.

BUT don’t get fixated on just one property while there may be other better deals that you miss.

Skip tracers can usually track down anyone for about $15.00 or so. My guy’s kind of tenacious like DOG The Bounty Hunter.

The cheapest and most effective way I’ve found to find homeowners of vacant properties is to ask the neighbors.

Is there a good service out there that can tell me where in the foreclosure process the home is in. In my county it is not reported in the court system.

I deal in preforeclosures every day and there is no service that I know of that does that. Don’t they publish in the public notices section of the classifieds? In most states they do. But if you can’t contact the owner…it doesn’t matter.
Are you looking at any other properties?

yes i am, i just was really interested in the one in question b/c it is a few doors down from my house. I now exactly what i am getting.

I am a newbie so it would be a great place to start
