Does your tenants use the oven to heat the house?
Do you have disclaimers on oven repairs?

Hi,
Repairs hell! What about the fire danger?
GR
I have had that happen before, when I had the heating system go out in a place. That is not safe. I wound up (temporarily) providing the tenant with a couple portable heaters I keep in storage.
If you catch them, tell them they need to stop and if it happens again they will be evicted. No exceptions.
Ditto what CEO said. I’ve had people do this too even with a fully operable heat unit. Ranges are for cooking…not heating a home. They don’t have the safety devices in place that regular heating units do. I’ve bought space heaters to get someone by for a couple days until repairs could get made. Using the oven is dangerous, causes many fires and deaths each year, and will tear up the oven.
I also have small 120v heaters that I keep in storage in case heaters go out. Four will heat most places well enough to keep things from freezing. Get the oil filled type, either radiator or baseboard heaters, portable that run on 120v.
Be aware that you only get about 5000 btu from each one, and 20,000 BTU is marginal on a cold day even in a small house.
I am in total shock that anyone would put a fan on top of an open oven door. That is a fire hazard.
Well, I do not allow my tenants to do so. When things like that happen I might file for eviction right away. The danger of using ovens that way is way expensive when things go wrong.
Just a heads up, before I accept tenants, I make sure for them to know my rules on the houses so that they know their limits as well.
i had one broken oven this year from this (or i believe)… but i dont have proof it was the cause.
I have seen various tenant who done more weired and dangerous thing on landlord’s house. To avoid such kind of thing in your house you have to better screening your tenant by selecting reliable and trusted tenants.
