www.adobegold.com has alot of 35+acre lots of raw land. Most with some or no amenities. Does this sound fishy to anyone else or are these lots really worth only 40 to 90k?

Hm. That does sound like an ad huh? Sorry about that. I’m not advertising though. I live states away and was wanting to move to some raw land with my family in CO. I want woods, fresh air and some ground to work with. These lots seem really cheap compared to other listings, some similiar sizes are going for 200k and up in CO. So I was just wondering if I was missing some element here, some fine print, is this AdobeGold legitimate or is this some kind of a scam. Again, sorry about seeming to advertise.

When it comes to land, price is relative. Relative to how (or if) the land can be used, natural/man-made conditions and constraints, and in the case of land for residential development, the realistic value of the new home on its lot. I don’t know what the values are in the area mentioned, nor am I familiar with the company. However, I would always recommend a buyer being beware and covering his/her flank by having a “real” RE attorney and a well-drawn purchase contract that would include at an absolute minimum an upfront due diligence.

I live in Co and know the area well very slow area there!
be very careful when buying raw land. there is usually no comps for rural land and what may seem like a deal to you may infact be way over priced.
And if you are buying Cooked property that is even worse. It is hard to sell property in a burn area.
