Does "Bank Custodian" Mean REO or Trust?

If the tax records say:

Owner: 1st National Bank Custodian

Does that mean the property is an REO?

or

Does that mean the bank is a custodian of a trust held for their customer?

The bank is the trustee for a customer as custodian, usually a minor in a custodian relationship.
