Im looking to refinance rehab projects to a non-seasoning 80% LTV … Im having a hard time doing it. Does anyone know of any lenders that will do this?
Fannie Mae allows a refinance with no seasoning up to 80% ltv.
Everything has to be within reason and you have to have DU or LP approval. You can use the appraised value only if you get du approval.

To use FannyMae… does the subject property have to be declared as your intended ‘primary residence’?? If so, what options are there for investors just looking to do a fix-up and sell?
Are you trying to cash out?
MacQuarie does a 1st lien HELOC with truly no seasoning, also Greenpoint mortgage can do it with no seasoning if there is no cash out.

Turned out really good…I have done several like this but the best rates are if you can go full doc with du approval.

I have been researching this lately and have found a few lenders who will go above 90% LTV Non owner occupied or owner occupied, and will cash out with no seasoning. Only hitch is that the appraised value must be justified and there is a chance they will cut value and thus LTV after underwriting.

i bought my single family rental for 25,500, foreclosure. refinanced it two months later for 44,000 with appraised value of 60,000 through bank one here in ohio. i did an equity line because it was fast not one fee because i opened a checking and savings with them. only draw back is that they will only do one rental, no more. let me know if you find one that will re-finance no seasoning, good luck.
