Do you ever take people who need to move "immediately"?

The only normal people I’ve met so far who claim this are being transferred for a job from another part of the state or country. Everyone else who wants to move “right now” has been either a liar, or a pushy PITA (often both!). So I was thinking of having a policy of just rejecting anyone on the phone who wants to do this, unless they can give a really good reason for it. I was wondering what other people do about this.

I ask why. If I like the answer, I run the screening and move them in if they pass.

I do the same. I screen them if they check out I rent to them if not I reject them. funny thing I had a lady that wanted to move in right now. She makes $500 every 2 weeks and the rent is $1100/month. She could not understand why I rejected her.

Almost always, they are being evicted and have held on for the judge to order them out.

I’ve had a couple of different ones who were OK. Job transfer mostly, but one who had a place all lined up to move into and it wasn’t anywhere close to being ready and they had to be out of the old house on time (verified)

I don’t say anything about it. I just tell them that I run credit, landlord references, criminal background, and an eviction check and ask them to do a drive by and call me for an appointment if they like the house and area.

I never hear back from them.

Agreed. People that need to move asap are trouble.

They are getting kicked out and need a place to move and they don’t want you to have the time to do the normal checks.

Always check at least 2 landlords deep because their current one may say anything to get rid of them. Believe me, I’ve had tenants like this.

Also watch out of they say they’ve been ‘living with family’. Why? Has no one accepted them as tenants? What’s the reason?

If you have a property in the ghetto, that’s hard to rent.
Yes these may be the only type tenants in that area.
I have had to rent in some terrible areas.
I would charge them the first and last two months rent, a deposit
twice the amount of the monthly rent, and a $100.00 aplication fee.
If they can afford that then pay me, so I can pay the
mortgage this month with thier cash.
If they are one day late past the grace period
I will start the eviction process. I would inspect the property
every week.
Make that money. Unless it’s in a good easy to rent area.

We take them all the time. Many times they are in a hotel and want lower-cost long term lodging.

Sometimes it’s a divorce. Last week it was one of our local doctors who I knew. Nobody likes to spend more than one night on a friend’s couch.

If people are working and have a reasonable look and demeanor we rent to them. We don’t do credit checks or criminal checks. Hotels don’t either, they just take your credit card.

We have rented to hundreds of people now and still have never had an eviction from our fully-furnished rental homes. We rent to people from all over. Our last 3 check ins were from California, Napierville, ll. and Iowa.

Maybe we are just lucky to get a higher-caliber of tenant.

I have only rented to one tenant which was my best-friend at the time. Same situation she needed to move quick, and since she was my best friend, I did it. Without my ex-husbands complete approval. He was very hesistant. He said it was a reason that she needed to move so abruptly. It was a complete disaster!
On the other side I think people should be given second or even third chances. Everyone isn’t a criminal because they have an eviction or even unemployed. I think all these checks should be taken into consideration but also on a case by case situation. When you meet the person and their children, talk to them, interact with the children, etc. Everyone or one situation is not the same. That’s how I like to look at life and people.

Actually people don’t change. People that haven’t paid their bills in the past won’t pay their bills in the future. That means they won’t pay you either.

As for renting to your best friend, my rule is that you should never do business with anybody you can’t sue. Not that you plan to sue anybody but if you find yourself having to could you? If that would cause difficult situations at the next pool party, or family reunion or Christmas, then don’t do business with them.

I have a relationship with all the people in my life. My relationship with my friends is based on me giving them love and companionship and they give it back. It is a relationship based on love. Take the love away and we don’t have a relationship anymore. My tenants and I have a relationship based on money. They give me money and I let them live in my house. They don’t pay me and we don’t have a relationship anymore. When you rent to friends what is the relationship? Is it love or is it money? If you guys stop loving each other will you still take her rent? If she stops paying you rent will you still love her? It is best to stay away from doing business with anybody you care about.

I’m very new at this, but I don’t think I would ever take someone who has an eviction, under any circumstances. Think about it, due to the way the legal system works, that person probably had plenty of options to come to some kind of arrangement with the LL to leave amicably, or at least they could have moved out before the eviction actually went through. Instead, they let it get to the point where the sheriff is putting their belongings on the sidewalk and they have a permanent mark on their rental history. That shows me at best, that person has a serious lack of common sense and judgement.
