Do I have to be realtor to advertise?

I have a couple of wholesalers that will let me add $$$ to their price and advertise it. I get most of the markup at closing. I dont own these properties and I dont have them under contract. I am not a realtor. Is this legal in the state of Texas? I guess its not really bird dogging, but I know even that is illegal in some states.

If you don’t have principle of the deal than advertising a home can be considered brokering and against real estate law. However I’m not a lawyer and I suggest you contact legal council to get your question answered.

But if you are worried I would use a flex option with the wholesalers or some sort of non exclusive option agreement to be a part of this deal.

But in any case I have yet to see the ad police roaming around trying to come down on investors. There’s bigger fish for them to fry out there.

Now if you were an agent and doing questionable advertising then you would need to worry about things because Realtors have their own governing body that does look out for things like that.;
