Distressed Properties help.

Hello All. I’ve been reading this site for a while and I just wanted to say you are all awesome! I’ve gotten great tips and much useful information.
I’m a newbie and have been struggling in my area (San Francisco BA) for quite some time now. I’ve tried different approaches. working with RE agents, title companies, farming, preforeclosures–knocking on doors, advertising, etc… but still haven’t gotten a deal.
Recently, I’ve found some properties in a middle-upper class neighborhood that just stick out like a sore thumb. I want to contact the owners but I’m not sure what approach to use.
I don’t want to make it sound like they have a crappy house and offend them.
Any suggestions are welcome and greatly appreciated! I was thinking of sending a letter but am lost for words.

All I know is that there are 3 basic ways to contact owners: door knocking, telephone, & letters. I know there are various resources/courses on this website that cover all 3.

Call them directly using a reverse phone search if you dont have there number, then get them talking about there home and try to weigh whether or not they realize that there home sticks out like a sore thumb. If they dont realize it then bring it up in a nice way
