Direct mail to Divorce and FSBO's??

Hi There,
I am mailing to FOreclosures, Liens, Banckruptcy, and probate people. SHould I take the time and money to add FSBO’s and Divorces to the list? MOst time I talk to FSBO’s they either don’t have enough equity to pay a realtor, or they are just testing the market to see what they can get. Are FSBOS every REALLY motivated sellers?

In DIvorce usually by the time it is officially filed both parties have usually parted ways and either sold the house or bought each other out. DOes it make sesne to mail to these people?

I mail to divorce listings and get a decent response. My mailing are space 15 days apart for 90 days. Then once a month for 90 days. This gives the people who are not motivated early a chance to make the house payments, taxes, etc. without help and become motivated.

So are you saying most of your calls from divorce come after a while since they have been trying to make the payments on that house alone? How many letters on avg do you send that group before you get a response?

Do you mail to FSBO’s also??

Hi Tehre,
When Mailing to Divorce and both parties share the last name, do you still address it to say Mork and Mindy Smith? You figure if one person still lives in the house even a few months after the get divorced and you are still sending letters, will they actually open something that has both names on it, or will they just toss it?
What do you do here?

Divorce is a good market and I agree, it takes more time for the letters to pay off. The situation could change drastically in a couple months.

As for names, I usually use “The Smith Residence”

FSBO is a whole other game. Being a Realtor, I find their attitude is nasty to realtors, although most end up listing their property.

Where do you get listings of the divorced? I am a Realtor too and am going to start marketing more to FSBO’s but haven’t had much response yet except for negotiating a fee for bringing a buyer (haven’t had a buyer want to buy a FSBO yet … all bought other homes from me listed w/ Realtors). Would be nice to add to my listing side though with more FSBO and Divorces.

Being divorced myself I can completely understand everything that they are going through but in the end it is usually for the better as it was with me too. It would be nice to be able to help someone out of a stressful sitution and be able to help them make a fresh start on their new life.

Any suggestions and advice would be appreciated. Thanks in advance for your guidance!

I am also a realtor, and would love to know how to get divorce listings. Right now i am working FSBO’s and Expired. Both are tough.

How do you get a listing of expires? I am not a realtor and still don’t have many connections to realtors.

I get expires from the MLS.
