Here is a recent run I just did for March and its not over yet:
Out of area owners. Personalized USPS.com post cards 1200. Got 16 calls. 5 property profile sheets filled out. Placed one under contract to close in April
Free and Clear list. Got 800 out Personalized USPS.com post cards. Got 13 calls. 8 property profile sheets filled out. Got one with owner financing. already closed that one.
Greeting cards. Mailed 33. Got 4 short sales in the works. Who knows if they will close. Still working the list. 4th card should hit this week. Working on two lender mediation cases.
That is about it for March. Nothing great but its consistant.
This is first time I do direct marketing to an open target area. I am going for newer homes/loans to get sub2. I am mailing 3000 post cards, got about 10 calls so far but no contracts yet. All are either over no equity, or over leveraged. I think by the time the campaign is done in 4 months, I will get couple of deals from it.
Shortsale??
Not if payments are current. Usually banks willing to discuss shortsale if payments are behind, but these are people who got 100% financing and making payments on time.

Didn’t look at the numbers properly.
As one that mails out both each month, an argument for or against, can be made for either medium.
I slightly favor postcards, but I am testing other formats because prefer to use neither.

my experience has shown that it depends on who you are marketing to. I know that most people in foreclosure don’t want a huge postcard that shouts to the world they are in foreclosure. You need to get on a more personal level and inform them how you can help. Try to differentiate yourself in the options you give them.
I think if you market to a blanket list you can use postcards. Just try different marketing pieces and find out how you can get your target clients to call you asking you to do business with them.
