Direct Deeding For Wholesale Deal

I have a package deal of 4 properties that I’m wholesaling (3 warranty deeds and 1 quitclaim) and am curious if it’s possible to do a direct deed that’s normally used in 1031 exchanges? Is it even possible? My understanding is that this bypasses intermediaries, but I want to proceed in the right manner here.
