I have been focusing on marketing to absentee owners and looking to expand to targeting real estate agents and their expired listings. Should I be using the same criteria (houses built after 150, over 1,00 square feet, no more than 2,500, etc.) that I use for absentee owners? I would think so but would like to hear your thoughts.
Thanks
I love that you’re marketing to absentee owners… it is one of my top two marketing strategies for finding great deals.
Yes, you want to use the same selection criteria for the types of properties your buyers list wants (and are actually buying from your research).
By the way, I think you’re marketing directly to the sellers of the properties and not the previous agents that had the listing, right?
Thanks for the reply. Its kind of tricky because I would need to go through the agents to get access to expired listings. So I’m guessing if a property is purchased the listing will be reinstated (not sure if that happens, have no previous experience working with real estate agents) so that they will be able to get the commission. Either way I’m not responsible for paying that commission because either the seller pays that or the end buyer would be paying. I’ll know more once I start speaking to agents.
You may be able to ask an agent if they’d provide you with the list of properties for you to mail in exchange for you offering to recommend them as an alternative listing agent to the one they originally listed for if you can’t come to terms with the seller on buying it yourself.
Of course, you’ll likely want to insist that you are excluded from the listing agreement so that you’re NOT required to pay a commission if the seller decides they like your offer after all. Having them exclude just you shouldn’t be an issue at all in that situation and it would be a win-win-win.
