Difference between Birdogs and Wholesaling?

What is the difference between Birdogs and Wholesaling? More specifically what is the difference in the amount charged by both. My understanding is that the Birdog just finds the property and gets a referral fee. The wholesaler does a little more, finds the proeprty, gets the seller to sign a sales contract, gets the deed, and then assign the contract to another investor without spending any money. Am I right?

Is it reasonable to charge $10K to $20K for a wholesale deal if there is $100K profit.

From what I was told about Birddogging.

The only benefit to birddogging is that you will have an opportunity to learn firsthand what other investors (your buyers) are looking for before you start wholesaling yourself and putting your name down on a contract.

This will further minimize the risk of jumping into a contract and being worried that nobody will buy your deal.

But everything else you said is correct. Birddogs make less then wholesalers because of that learning aspect and no-risk.

Then what is fair compensation for a bird dogger?

I am just starting out as a wholesaler… so this is a question I’ve had some interest in. I’ve heard of wholesalers, rehabbers and landlords offering anywhere up to $500 to birddogs if the deal goes through.

My personal opinion is that $500 is very fair so that is my offer to the would be birddoggers I know.

So is it reasonable to charge $10K - 20K if I get the contract and the deed from the homeowner and sell it to another investor. The amount of equity in the house is $100K. And is that referred to as wholesaling.
