Determining Value in a non disclosure state

We have been getting a growing number of leads from Texas. Since Texas is a non disclosure state, how do you get a quick value to determine whether to proceed with the lead.

Getting an agent to do a drive by is not really an option at this stage. I just want to have an idea of what the property is worth to decide if I want to pursue it further. The tax assessor, in the current market, is probably not going to be helpful either.

Without comps, there isn’t much options for a solid ARV. You could see what other houses for sale near it are priced at by the realtors and try to take an educated guess. Tax assessor office’s numbers are not accurate in many areas of Texas.
