Detective work to find good deals?

I am a new bird dog. I want to get the best leads for investors. What are some creative ways to find out about the good deals. I have heard word of mouth but I need just a little bit more. Do I need to browse obituaries? I’m starting to feel like a detective. Maybe that’s how you get the good stuff.

The best way to find the good deals is to know a lot of people and let them know that you’re a serious investor. Join your local REIA; meet a lot of realtors; put a small ad in the classified ads; meet some lawyers, title agents, etc. The vast majority of my deals come through personal contacts.

Ok that sounds like a good plan. I’ve heard that. I guess I will have to get out of my shell. I’m usually a social butterfly but when it comes to biz, I am secretive. Gotta get over that. Great point. Title agents,eh?

Don’t forget to market…market…and then…market some more. I’ll wager my dog that you’ll find great deals once you start marketing effectively (and I love my dog…well, most of the time anyways).
