Demand on escrow

Spoke with a broker who is offering 50/50 split on short sale deals I come across. Told me to put in a demand on escrow with title company to get my split. He will show me letter of approval from bank and from there I put the demand in.

Does the demand on escrow hold up with title companies?
Are there agreements to write up to protect from getting burned?
Can an investor do a short sale deal without license?
How do we do JV deals with broker that brings us a buyer?

I have never heard of this approach. You need to have complete control of the deal or u wont get paid. Invest in a short sale course first so that you understand how things work
