Deceased owner

I recently had an opportunity to purchase a property in Utah, but the owner is deceased and the spouse had not put her name on title. Does she have the ability to make decisions on the sale of the property and am I in a position to buy?

most likely the property must go thru probate. The property is now owned by a the “estate of the deceased” which is it own legal entity.

I came across a property that is also in “the Estate of the Deceased” now the Foreclosure is against the children of the deceased and they have not answered the Foreclosure. This ready for auction. Is this now treated like a regular Foreclosure ??? What were you referring to when you said that this is its own legal entity.
