What websites did you go to about the info. on wholesale in Atlanta?

These are all good properties in downtown Atl.

Be careful. do your research very well. See who is buying and how often. do your own comps.

one house on 123 main street can go for $250k and the one on 125 main street can go for $100k. so do your homework.

Some of those properties on quickselloff.com are good deals (they have $30k equity)

others have only $10k-$20k equity.

TRUST NO ONE. DO YOUR OWN RESEARCH
in addition to COMPS, you must drive around the area and see what is going on.

Judd Which wholesaler did you use in miami,Fl (liberty City)

yes, most of my properties are for rental investors. the area is a bit hard since many of the properties are vacant and abandoned. no homeowner wants to live there.

it gets very hard sometimes to find the true owner of the property. many are deceased and the heirs don’t want the properties.

i use AJC.COM, bankofamerica.com, and yahoo.com, drive around the area, call realtors, check atlantamls.com and see what realtors are selling them for.

do you know of any other comp. programs that are useful?

Let me know if you want me to run you some comps in GEORGIA.

I just go my real estate license and found a broker to hold the license for me.

That means I will have full access FMLS and mybe even GAMLS, the two mains MLS systems Georgia uses.

They seem to have plenty of equity in them. I just want to make sure the houses are sellable and the ARV’s are accurate. I bought a house in Liberty City (Ghetto) in Miami from a wholesaler based on their #'s. Well it took me 2 years to sell it (I rented it in the meantime).

Are these type of deals accurate and typical?

What kind of deals do you come across?

Call me a crazy but there are really only a couple of good wholesalers in Atlanta. Rodney Bowles is probably the best.
