I have a possible preforeclosure listed at 630,000. The contact thinks I can get it into the mid 500,000s. Repairs are minimal. I am looking for an idea on how to structure this. I would assume a cash offer is probably out.
If I used the normal 70% - repairs I am under 440. Any room here?
