Creating Motivated Sellers?

Is this at all logical or would I just be setting myself up for failure. I have 0 marketing budget for attracting sellers right now. I really am gonna need to close a deal before I can start spending money on marketing. However this is a thought. When browsing cragislist, the newspapers, FSBO signs I run into a lot of people who think the following things.

#1 there house is worth more than it really is

#2. They don’t appreciate the depressive market that we’re in

#3 They think if they just list it at a high price someone will come along and pay 140% of market value. ( they have a $165,000 house, think it’s worth $190,000 List it for $220,000).

How can I go about convincing these people of reality. Or is it just a waste of time. I am having real trouble getting motivated sellers with my 0 budget. But I’m not gonna allocate any funds for it so gotta find a way.

There’s no mental disease that is worse than a homeowner’s mental disease. They are often times as dumb as a cow sitting on a rotator belt about to be slaughtered.

Don’t deal with the losers, move on. Some idiots are still holding on to nortel stock, go figure.

How many have you called?

Fair enough. I should probably get a script together and do that more. There was a script in that 7DS CD you cent me. I think it’d need some altering to be effective. If I encounter someone who won’t tell me how much they owe. Should I just end call there?

You think too much. Don’t waste your time altering anything because it’s good enough to get the job done.

Get on the phone. Find out their motivation, find out how much equity they have.

How can you possibly figure out anything about a homeowner with a simple email?

You don’t need to be afraid of these homeowners. They are the ones with a problem looking for a solution, not you. You don’t owe these people anything nor do you have to take any of their crap. If they don’t want to be cooperative just end the call.

PS. It’s okay to be afraid the first time. It’s embarassing to say but my hand was shaking and I was hanging up the phone a dozen times before calling a homeowner for the first time. Well that’s not accurate, I was afraid cuz I couldn’t even speak the language properly…

It’s okay to be afraid but not okay to sit around and not take action…

My 2 cents: Motivated sellers just what to sell fast, but really don’t need to.
Look for MUST SELL, Relocating, bankrupt, something that clues you in to these people are in financial trouble.
Keep trying.

You dont create motivated sellers. You find them, their motivation is up to them and their situation, If they arent motivated dont try and make them. Move on.

Find people that NEED to sell, and not WANT to sell.

Two completely different class of sellers that will make or break your career in real estate flipping depending on how much time you spend with each class.

You guys hit it right on the money. I started with looking for those key words then I had to really put on my thinking cap. However I know a way to have a steady stream of motivated sellers who are willing to sell their home on your terms. There are so many ways, direct mail marketing with organization is one, there is a software I use for that and it has help build a nice investment portfolio. If you want more info just let me know. The bottom line is if you don’t have sellers who are truly motivated you can’t make money.

Yes smithestate please give us all the information you’re willing to dispearce on finding motivated sellers.
