Creating a Tenant-Buyer list

Hi, I’m new to the lease to purchase program and i need to know how to go about creating a tenant buyer list for properties. How do i market successfully to anyone who’s interested in lease to purchase?

get a property under an option contract first. this will give you rights to market the property based on your lease option terms.

i got 7 properties under a non exclusive option and it got me over 120+ tenant/buyers with 3%-5% just in one month. unfortunately, all my 7 properties had bad mortgages and extremely high payments which made it difficult to even convert them.

Try advertising on a free web site like CraigsList about a property you have available for “Rent-to-Own”. When a prospective tenant calls, tell them that particular property has been filled, but you may have another one in the near future and ask if you can keep them posted on it.

I do like NoMoneyDown does. It works great but you get all kinds of wishful people. I run ads at craigslist RE services for buyers and sellers to. Try Oodle and Kijiji to. Herbster

To weed-out the wishful-thinking types, have the people call a 1-800 # that gives more information about the property. At the end, leave your direct phone number. If people are just kicking-the-tires, they’ll stop at that point. If they are genuinely interested, they’ll call. You can also leave an email address (genuine - not a Craigslist temp email address) which people can send you questions.

To be honest what you really need is a sellers list, the buyers will come. Herbster

is it possible to get the tenant buyers first, find out what kind of house they want, then look for the house? Or a non exclusive offer the best way to go?

Yes it is I do this to and add them to my list. It would be great to have a buyer all lined up for a home you have under contract. Problem is most of my buyers what something I don’t have. Ya know price, #of Beds, location that kind of stuff. Funny thing I had a gal call and ask if I had a 3br ranch 2 bth for 150k and at $700 a payment, must be smokin somethin. Herbster
