I’m in contract on a split level house with a block crawlspace. I took some photos of the crawlspace and in the photos it looks like there is evidence of moisture on the concrete block walls and maybe some mildew or mold. I’ve seen this in almost every crawlspace I’ve looked at in many houses.
My question is, how bad is it really if moisture is getting in? I’m not talking about cracks in the foundation that is allowing it in, but just normal seepage through concrete blocks that haven’t been waterproofed. Any moisture would just seep into the ground below the house right?
I really don’t want to crawl back in there and Dryloc the walls if I don’t have to.
I live in one of the nicest towns in the South Jersey area and almost every single person I know in town has moisture in their crawlspace at some point in time during the year. Mine is particularly bad. I have a crawlspace sump pump that runs anytime we have more than a few inches of rain. If I were you, I’d just make sure you have a plastic sheet covering the crawlspace floor to keep moisture down (assuming it is not a concrete floor), Drylok won’t help, the moisture will simply seep up from the bottom.
There is a plastic sheet there now, but the moisture looked like it was coming from the walls. The pictures make it look worse than it is and my HML was just a little concerned about it. The actual basement is a half level lower than the crawlspace and it’s dry. It’s also got a sump pump.
I didn’t think it was a big deal, but I didn’t want to overlook it if it was something that I needed to address.
