I would pay attention to which investors frequent here that purchase properties. If their good they’ll be bought! These are live investors here! I would also see which one’s help the most! Some of them have products their promoting. Not in a guru style either. They participate in their own businesses, and dedicate time to helping educate those that don’t have the answers they need.

Never let them see u sweat! Ask questions from people who may have already been thru something similar or may have good ideas for u!

Does that mean every property will work? Nope but those obviously are the one’s that move the investors the most as most want 65% ltv. Some work for less equity in the deal. Unless you have your own funds to buy, hold, and keep for the income. Even then I can think of ways to help an investor make more funds! Which is the name of the game.

If an investor likes your ad it helps to have a inexpensive nice website to gain some respectability in a tough industry. Post a pic of the property. Let them see you as the real person in your every day life besides being an investor. In this day and age your not just selling a property. Your selling your excellent reputation. In this day an age investors are very skeptical. There are alot of wannabe’s in this biz. I’ve been an asset manager for years, and this biz always provides different levels of surprise. If they can’t give a proof of funds or an LOI showing how they intend to perform then their not sincere about buying. A real buyer will have everything ready to buy! And won’t hesitate about proving their capability given good reason to perform.

I like to step in here like I have done in the pass. The problem you will have a buyer giving a BROKER proof of funds and it will be a tough sell because the buyer will need to talk to seller of record.

Spot on Real Estate Seller that of course is the most important thing! Showing how you have the capability to prove your relationship with the seller of record. I believe this can be accomplished with a dual power of attorney, and phone call. Or having the seller at closing. Think it would depend on how well buyer knows the person whose bringing the deal to them. Knowing that broker and or investor would of done due diligence b4 bringing it to the buyer. Transparency is always necessary in dealing with buyers and sellers. Being on the same page prevents issues for all involved in the future. Which is the best way to make more $$ :beer

The best and only way if there is a broker involve get your NCND sign by the the buyer or seller which everyone you bringing to the table and then all brokers step aside and let the seller and buyer closed the deal.

Does craigslist really help boost sales in real estate? Sorry I’m new to real estate and just trying to figure out where to start. :slight_smile:
