Could someone please just type a list....

of the essential items to evaluate when purchasing an apartment complex or rental property? I’ve read all the books, I would just like the input from the experienced. What things and in what order should be thoroughly examined?

This is a loaded question. there’s just to many things to answer. Here’s the short and sweet. dont believe anything the owner says. How much work does it need. are you buying it right, using OPM,whats the cap rate,what are the rents and can they be raised, whats the vacancy rate, how long have the tenants been there, have you owned rental property before, if you haven’t get a landlord course. You need to answer all these first and a whole bunch more before you do anything.
