Is there a way, when doing subject 2s, to convince the seller to go with me, as an investor, rather than list with a realtor. If so, how is there a profit in it for me? Thanks guys.

I am an extreme newbie, but I like to stick my nose in wherever I can for two reasons, and on this website the first reason always leads to the second one. The first reason is I want to see if I’m learning anything with all the reading I’m doing. The second reason is that when I’m wrong one or short on details one of the veteran’s will be along shortly to correct me, add on and give some additional advice on the things we need to be aware of.
Here’s my thoughts on why a homeowner would rather work with you than a realtor. The first one is time. Depending on where you are your house could sit on the market for six months if it’s listed with a realtor. As an investor I have cash available to literally make a purchase today. When someone is staring at foreclosure and getting tossed to the street a ticking clock is an excellent motivator.
Secondly–cash is king. I’m very simple in how I look at financing properties and that’s using an already established heloc. A homeowner who needs money fast doesn’t want to worry if their white knight can come up with the dollars to do a deal. I can write them a check on the spot, providing all the other details of the property check out ok.
That’s my two cents and I promise someone else (thanks veterans) will be along soon to add on, cut me off at the knees and educate both of us.

Let me ask you a question, I am sure your have purchased a car before did you have to convince the car salesman to sell you the car?
This is where most folks have it backwards, the seller is suppose to sell you after you give him all the benefits you have to offer. Present the benefits to the seller, step back and let him sell you on why you should purchase his house.
Just think about this one for awhile.

If I could personally interview you, which would take hours then I could give you what your presentation would be on the benefits of dealing with you.
So what I would recommend is spending $10 bucks on Zig Ziglar’s “Secrets of Closing the Sale”. In my opinon one of the greatest books on anwering the exact question you asked. Then apply what you learn to what you are trying to accomplish.
You can go on from there with any of the products for sale on this site to define an exact method of investing that will work for you.
