Where do I get the contracts that contain the proper wording for sub2, flips and the like? I know I could contact an attorney, but I’m just starting out and don’t want the added expense of an attorney just yet. I still need to find properties. Anyone have contracts, or sources for contracts, that are good?

If you’re truly going to be a RE investor, then you’re going to have to have the “added expense” of a RE attorney at some time. Why not start out correctly from the beginning?
Sure, you can probably find some cheap/free contracts over the net and use them, but unless you’re sure that they are valid and legal in your state, you’re just rolling the dice. Even if you got contracts from a local investor, you’re risking alot unless you get a RE attorney to put the stamp of approval on them.
You don’t have to have an attorney draft the whole thing for you. Gather some of those cheap/free contracts, put something together that works for you, then present it to a RE attorney for review/fine tuning to make it legal for your state.
