I’ve already downloaded a free “Buyer’s Contract” and at the top, it says “Agreement to Purchase”. Do I have the right one as a wholesaler? Also, where can I download the “Assignment agreement” contract between me and the buyer?
Probably, but I’d have to see it to know for sure. It needs to be an “as is” contract. It also needs to say assignable somewhere and have a clearly defined inspection period. If it has those three things, it’s probably a winner.
Ditch the assignment contract. Just use two purchase contracts and double-close. I know some wholesalers still use assignments, but I don’t… and wouldn’t.
