Hello to all my fellow Bird-Dogs. It has been a long time coming but here it is…an agreement to protect us for the work we do. I am willing to give whoever needs one a copy. This agreement is California specific. If you live in another state, you might want to have your Attorney look it over to see if anything needs to be changed or altered to accomodate your specific state laws. This contract is to be used for the purpose of securing your profit when you present a potential investment to an investor. :deal This contract is not valid, as far as I know, for the use of protecting your profit in wholesaling.
This agreement is my brainchild, so to speak. :shocked I created it because despite all of the honest, ethical, trustworthy Investors out there, there are still slimeballs out there who are greedy and won’t give it a second thought to screw you out of a deal. If I sound hasty it’s because it happened to me. I am lucky to have a network of wonderful buyers and Investors who work ethically but I found a “new” one who ended up screwing me right out of a very profitable deal!! :banghead
This agreement was written entirely by me, is worded very carefully, and was written specifically for Bird-Dogs (as you will notice in the terms and the wording). This agreement has received my Attorneys stamp of approval :smile and will ultimately protect us from slimey people who like to circumvent our efforts. A couple good points:
Make sure you read the contract over in it’s entirety.
Make sure that when you present this agreement to your buyer you DO NOT include the contact information & Property Address on the agreement until AFTER you have both signed the contract. This is very important because if your buyer knows these crucial details before they sign your contract, they could be slimey and say “No thanks I am not interested in this property” and then go behind your back and circumvent all of your efforts!!
If you live and do business in California, do not alter anything, I am not completely sure but if you alter something important, it might make the contract unenforceable
There is a Circumvention clause in the agreement that protects you AND your buyer once the agreement is signed. Be very careful, once your agreement is signed by both parties, DO NOT under any circumstances market or offer this property to anyone else!!! Even if you just mention it to someone you know, and they end up purchasing it or selling it to someone else, and your investor finds out you were connected in any way, this can be construed by your investor as circumvention of the agreement and you better believe, they will enforce this clause and sue you!!

Being greedy and keeping success to yourself is bad ethics and bad karma!! So please no hate emails from greedy people who are mad at me for “giving” away information!! :biggrin
