I went to my county courthouse house yesterday and I picked up a list of people facing foreclosure. At least, I think that’s what it is, it says nothing about foreclosure on the list but lists judges, case numbers, date’s filed, date’s entered, the name of the bank/mortgage company, name of the offending party, and it says the status is pending… There are no addresses or telephone numbers on this list like I expected. I’m very new to all of this, but shouldn’t they be able to provide me with contact information for all these people? Can I use this info to assist me in my birddogging efforts?
If it is the right list, it should have an address at least. There are companies that sells foreclosure lists for around $30-$50/month that you can get filled with the address, names, loan balance,…etc.
Go to Realytrac.com. They have a 7 day free trial. They list all the Foreclosure,Bank REO and FSBO. I didn’t sign up for the service. But I tried the free trial. They give you the Bank & owner address and I think they even have postcards that they can send for you to these people. However, I didn’t try it out in the real world, but since it’s free I didn’t risk anything. Keep in mind that they may ask you for your credit card # to get the free trial. Just give them a bogus # and it’ll go through. If you like the site, you can always go back and join with a real #. I don’t like giving out that # on an untested product. The free trial seemed to have all the info you need. It might be worth a try. :cool

Some areas don’t list the address, but if your county has the tax records on line you can search by name. It’s a lot of work and it would be worth finding someone in your area who compiles the list for people.
As far as birdogging, it’s possible, but it’s more than just giving leads you need to find the seller who wants help and if a shortsale is needed you need to find investors who do those.
Make sure you check your state & local laws BEFORE contacting people facing foreclosure. You can check w/your REIA).
Maryland passed a “foreclosure consultant” type law a couple of years ago and I thought other states were going to follow suit.
