Contacting owners of vacant properties

Hey all, first off, I’m new to investing although I’ve been reading and listening to tele-seminars for about 6 months now. I’m concentrating on wholesaling in order to get my feet wet and stir up some quick cash. I’ve found a few vacant houses and located most of the owners with their address and phone number. My question is this; should I mail them a letter and find out their situation and then contact me or should I just call them out of the blue and get the info. Also, what are the pertinent questions to ask to see if there is a fit? All of the materials I’ve seen and heard have sort of beat around the bush and never give solid info. Any and all help would be greatly appreciated. :help

I would call them up and let them know why I’m calling. I ask if they are interested in selling the property. If so, get the info you need to construct the deal.

Or you can send a letter.

Sample Letter:

Dear Mr. House Owner,

The other day I ran across a property on 123 Investor Deal Drive and, after checking the public records, I found that you’re the owner.

If you’re interested in selling the property, I’d be willing to take it off your hands. I noticed that it does need some work, but that’s Ok. My main concern is that more problems may develop if something isn’t done soon.

If you like, I can put something together that will benefit you financially and relieve you of the headache. I will do all the leg work and I can close within 7 to 30 days.

Please call me so we can discuss the terms of an agreement.

Thanks for the reply 4212ETD! I actually, while waiting for a reply, contacted one of the owners by phone and he agreed to meet with me the same day. He has started trying to clean up the interior a little bit with some paint but it is still in need of work. I’ve already got comps from a realtor that I have associated myself with so I’m going to pursue this further. It looks like it could be a good fit but that depends on the owner. The plus is that he is a construction comp. owner with 2 rentals already plus his business and he basically told me that this place is the furthest thing from his mind. I’ll try to keep my progress posted. I’ll probably just use both methods and see which works better.
