Contacting homeowners

I have just recently started to inquire on homes that are in pre-foreclosure with a specific law firm in the NC area. As I’m sure is typical, they can not give me the pay off amounts on foreclosed homes without the express written consent of the homeowner of which the deed of trust is associated.

The property has been vacated by the existing homeowner and I have tried to find a contact number for the person through such phone sites as whitepages.com with no luck.

Are there any other means of locating or contacting the homeowner before the home goes up for auction in the near future?

The homeowner had to be “served” the foreclosure papers - ask the law firm or the county clerk or constables office where they found the owner.

I think that the payoff is secondary. If you cannot locate the owner, you cannot structure a “pre-foreclosure” deal. So:

[]I think that county clerk is a good option as suggested[]If that does not work, locate companies / individuals that aggregate such information and ask them to sell you either a specific record or subscribe for the service[]Ask the law firm to give you any contact info. Probably won’t work, but worth a shot - it’s just a phone call[]Use skip tracing companies / services. For about $50 they will find him/her - new address / phone numbers. This, by the way, could turn out to be the most lucrative deals since no one else is chasing them

Try skip tracing companies, they generally have access to databases that we normallyl dont know about.

most municipalities/counties now maintain their property records online. i’m not familiar with NC but in FL I can have the homeowner’s address in five minutes. unless of course it is outdated.

This is the real question he is asking, how do I go about looking for Homeonwers who vacated. The only way you can dod that fast is skip tracing companies becasue many letters you send out will come back to you unopened.
