Condos with insurance included in assoc fees

I’m looking to invest in a condo in my area, and the majority of these condos have very high association fees because they include insurance. In many cases though, it seems that these insurance providers are horrible… ex: one condo community nearby has nothing but blue tarps on 50% of all their roofs because of damage from Hurricane Wilma (that was years ago!). I really don’t want to invest in any condo where they force you to pay high association fees just to get crappy insurance coverage, but it doesn’t seem like I have much choice.

Any advice?

Most condo association fees include your share of the insurance which covers the structure, common areas and provides liability protection. This insurance does not cover anything contained or occurring within your individual unit. Before investing in any condo you and/or your attorney should review all condo association documents and board minutes to ensure that you are not buying into a big problem.

Huh? You want to invest in your area, but the majority of the deals are bad, and you feel you have no choice? Does someone have a gun to your head? What am I missing here? You asked for advice and mine is simple – walk.
