When pulling comps, is it possible to tell whether the comps are based on remodeled value? I am curious to see if there is a way to tell whether similar comps based on a 10 year old remodel is equal or less than a 2 year old remodel?
It might not be a bad idea to talk with an appraiser. Sometimes you can get someone who can give you a “non binding” estimate of value. They can also educate you on how how they make adjustments to value. If it costs you a few hundred dollars to get a feel for how estimates are performed, it may be money well spent. You’ll probably have to use an appraiser anyway. Try to tap into their knowledge. Another alternative is to spend time looking at A LOT of houes. Go to as many open houses as it take to get an idea what types of properties have certain features and what they cost.
