Communicating with pre foreclosures

I can track down pre foreclosures pretty easy. However I am have a hard time putting the rubber to the road. I need help with what to say to them. It seems like when I get to talk with the people I am like the thirtieth person to talk to them. What can I do to separate myself from the competition? What would be the best way to approach them?

You can apply cobinations of these and might help you:

  1. You said you can track them down easily right?? Well do it early in the game – so you are first few they talk.

  2. Always have options ready to help them. The HO in pre-foreclosures need help, so try to give them more options then just buying their only home 50% discount.

  3. Leave your contact information with HO in need. You may approach them that you are looking for a home in this area and wanted to know if they know anyone who might be selling… don’t mention that you saw their name in County court… and give them your cell phone #.

You need to know thier situation , the foreclosure process and time frame. equity in house. I would have done every thing on the phone.
