Commerical wholesaling

I was wondering if wholesaling in commercial RE is pretty much the same as residential? Are they any special steps involved. What exactly is there that I need to know? (I’m actually planning on talking to a few commerical RE investor on fri) I’m asking this because I’m thinking about trying something new. I’ve already wholesaled about 30 or so properties so I’ve got some experience . THANKS.

Just know that the property value is determined by the cash flow which is totally different than residential. You’ll need to “size” the deal in order to have the appropriate numbers to get a commercial investor interested. Get the ACTUAL operating income statement, rent roll and make sure that the DSCR is 1.2X or higher and you should get an interest.
