I would first try my local real estate investment club and network there.
Depending on the type of commercial property, I would go to a local meeting of its particular association (for instance www.boma.org, which is for building owners & managers) and network there.
You can also try your local chamber of commerce for potential investors.

Traditional networks associated with residential lending and investment usually are not as productive as other networking can be.
We have been locating land and properties for development groups for some time. Our efforts are ongoing as a service to our builder and developer client base. Although Real Estate Investment Clubs and Real Estate Agents will provide leads, most below market opportunities are passes on privately. We focus on waterfront properties, land tracts for small sub divisions and cond convertible buildings. Most we find through a network of private concerns.
