The very easiest way to find commercial buyers in your area is to go up and down streets in your area that are 5 unit or larger properties, write down the address of the property and then go into the tax records, most are online and get the name, address and some have phone numbers of the owner!
This immediately gives you access to connect with owners who already own at least one property in your neighborhood.
Now it’s nice that you found a 12 unit building but what is the reason an investor would be interested in that property? You could probable assign the property for a small fee!
