Commercial Property in Arizona

Does anyone have a general document that outlines purchase contract within a determined period (90 days as example) that will allow seller to contract with me so I can record my company being on the deed to sell within said period ?

I have investors who desire to purchase Multi-Unit dwellings (properties) with 20% cash down up to $1.5 million under their LLC’s but will only allow my company to benefit if my company is compensated via the seller. The buyers are already represented.

Why not just get it under contract to buy and then flip the contract to your buyers. Maybe even do a double closing?
