Commercial mortgage limit

Can anyone tell me if the limit of 10 mortgages that exists in the residential mortgage market also applies to commercial mortgages?

No, the 10 loan limit comes from the residential secondary market underwriters such as FNMA. Most commercial loans are held in portfolio by the lending institution. The only real limitation is a rule called loans-to-one borrower which limits the number of commercial loans to a single borrower to some percent of the bank’s overall capital base. If you ever approach this limit you just move on to another bank for your next loan.
