No, the 10 loan limit comes from the residential secondary market underwriters such as FNMA. Most commercial loans are held in portfolio by the lending institution. The only real limitation is a rule called loans-to-one borrower which limits the number of commercial loans to a single borrower to some percent of the bank’s overall capital base. If you ever approach this limit you just move on to another bank for your next loan.
