COMMERCIAL LOAN - 3 INVESTORS W/ 680+ SCORES

We are a three man team with the following middle credit scores:

We’re looking at properties (8-20 units Ohio) in the 300-700K range.

  1. Can anyone help with writing purchase agreements (Seller consessions MAX is ?)
  2. Best ways to structure deals with seller carrying (lowest out of pocket deals)
  3. What are some of the key factors or differences between residential loans and commercial loans. We understand residential to a science (Stated - NO Doc - MTA etc.)
  4. Anything else needed to structue a commercial transaction and get it CLOSED.

Cash no? I mean, without any cash - commercial deals in that range will be difficult to close unless you’re giving some pretty incredible int. rate to seller to hold the note.
