I need advice about leasing a building. This building has been empty for 3-4 years, the property management is asking .85 a square foot for 2840 sqf + nnn. My question is what is a reasonable negotiating price for the sqf and can the nnn be avoidable. If anyone recommends something it would be appreciated. thank you

You maybe able to call the shots on this one due to long term vacancy.
Beware of buildings that have been empty for a long time, stuff breaks when you start using them again. For that reason, I would try to stay away from the NNN which would place all the responsibility for anything that breaks with you.
